Board Vacancy- CRITICAL NEED!
As mentioned in our last newsletter our former Board President, Mike Wilson, relocated to North Carolina leaving the Board with only two members. While this is acceptable for a short time our Bylaws require between three and five Directors. If we do not have a minimal Board our Association will enter receivership, meaning the court system would designate someone to perform the Board's work, at $150-$250 per hour! The costs would be divided among our 105 properties, but this could dramatically increase our assessments. The remaining current Board members do not want to see that happen, but we need your help to ensure a functional volunteer Board. Being part of the Board involves a few hours of work per month, and if we could reach a full five Directors the load on each individual member would be reduced. Annual Meeting in a COVID World
We had initially planned to hold our annual meeting at the end of September in a small meeting hall. Well, COVID changed those plans. We still plan to hold our annual meeting, but later in the year than desired. We are in the process of finalizing details on date, location and process. We will be mailing out an invitation, including a proxy to return, in the next couple of weeks. If there are topics you would like to have included in the agenda please let us know.
Blogspot Returns as the HOA Website
Communication is critical to most well-functioning organizations. To help improve communication to and from the Board we have begun using a blog established by the Board when the HOA first gained independence back in 2011. We are continuing to update the posted information, but contact emails are posted there, along with reference versions of our governing documents, including our by-laws and architectural guidelines. We are still working to post a view-able version of our Declarations and Restrictions and other relevant information. If there is something you think would be useful to include on this site please let us know. The website address is included in the “Contacting the Board” box above.
Architectural Review
As a reminder to all of us, our deed restrictions include guidelines and expectations for permanent changes to the exterior of our homes and properties. Before exterior changes are begun, including adding storage structures, changing a driveway, or installing a fence, it is critical to reach out to the Board for approval. The HOA has an Architectural Review Committee that ensures desired and proposed changes meet the guidelines established in our Declarations and the Architectural Guidelines. Why the hurdles? We each enjoy the neighborhood and maintaining consistency of appearance helps maintain our home values and minimizes the chance for friction between neighbors by keeping to our common understandings and desires for appearance.
Updated Email Distribution List
When the new Board took office last fall there were multiple email and contact lists, including some outdated contact information including people who had moved out and possibly outdated email contacts and phone numbers. If you received this newsletter as and email then we have a good contact address for you. If you found this on Blogspot or received a paper copy then please consider sending updated information to boulderhoa44264@gmail.com. Also, if you no longer wish to receive neighborhood communications at a particular email address please let us know that as well.
Comings and Goings
So far 2020 has seen us say goodbye to a number of families. On the flip side, we've been able to welcome the new homeowners and their families. Say 'hi' to these new neighbors if you have not yet had the chance. Six moves occurred before the end of September.
The Board is preparing and distributing welcome booklets to these new residents so they have copies of our governing documents. If you would like to join us as we give these booklets out email Eric Skinner at the treasurer email address listed above.
